Scope of services
List exactly what's included per visit (skimming, brushing, vacuuming, chemical testing and balancing, equipment check) and what costs extra (filter cleans, equipment repair referrals, algae treatment, opening/closing service).
Chemicals and consumables
State whether chemical cost is bundled into the service fee or billed separately/passed through at cost, since chemical prices can swing seasonally.
Schedule and access
Document your normal service day/window, gate codes or lockbox access, pet containment, and what happens if the property is inaccessible on the scheduled day.
Equipment and damage liability
Clarify that you are not responsible for pre-existing equipment failures (pump, filter, heater) discovered during service, versus damage caused by your own equipment or chemical handling, and note that you carry general liability insurance.
Water quality disclaimer
Note that proper chemical balance depends on bather load, weather, and other factors between visits, and that you are not liable for algae blooms or chemistry swings caused by events between scheduled service dates.
Cancellation and seasonal terms
Specify notice required to cancel or pause recurring service, and your policy for seasonal closing/opening or reduced-frequency winter service in colder climates.
Payment terms
Specify per-visit or monthly rate, billing cadence, accepted payment methods, and late-payment policy.
