Access and key handling
Document how you'll receive and return keys, codes, or smart-lock access, and what happens if access is lost or changed mid-stay.
Schedule and cancellation policy
State visit windows or stay dates, your cancellation notice requirement, and any late-booking or holiday surcharge.
Emergency authorization
Get written permission and a contact plan for home emergencies (burst pipe, alarm trigger, break-in, storm damage) when the owner can't be reached immediately.
Liability and insurance
Note whether you carry general liability insurance and clarify responsibility for property damage, plant loss, or theft outside your control.
Payment terms
Specify rate (per-visit or day-rate), due date, accepted payment methods, and any deposit for multi-day stays.
