Carpet Cleaning contract template

A short service agreement sets expectations on scope, pre-existing carpet condition, and payment before you're running a hot-water extractor through someone's living room.

Scope of service

List exactly which rooms/areas are included, the cleaning method used, and what's billed as an add-on (stain treatment, deodorizing, protector application, furniture moving), so the client isn't surprised by the final price.

Pre-existing condition disclosure

Note that pre-existing stains, wear patterns, or carpet damage (fraying, dye issues, worn backing) will be pointed out before work begins and that professional cleaning cannot guarantee full removal of old or set-in stains.

Drying time and access

Explain expected drying time after cleaning (typically several hours) and any temporary access restrictions (keeping pets/foot traffic off damp carpet) so the client can plan around it.

Furniture moving

State what furniture you will and won't move (heavy items, electronics, breakables are typically excluded) and that the client should clear small/fragile items in advance.

Cancellation and rescheduling policy

Require minimum notice and define a late-cancellation fee to protect your schedule, especially since jobs are booked with travel and setup time in mind.

Liability and insurance

Clarify that you carry general liability insurance for accidental property damage during service, and note any limitations (e.g. pre-existing damage disclosed beforehand isn't covered).

Payment terms

Specify the flat rate, due date (day-of vs. invoiced), accepted payment methods, and any multi-room or recurring-service discount.
